REAL CONVERSATIONS · EPISODE 03

What helps a home show well?

Home stager Andrea Richards joins us for an honest look at the choices behind a good first impression: what’s worth doing, what it can cost, and how a home reads in person and in photos.

It’s a thoughtful listen if you’re getting ready to sell, curious about staging, or just like hearing the real story behind the finished rooms.

There’s always a bit happening behind the scenes. Here are a few recent updates.

LATEST AVAILABLE · SEPTEMBER 2026 · UPDATED OCTOBER 26

A market in motion. Room for context.

September is the latest complete month in the published national data. Sales cooled a little, new listings eased too, and prices moved down modestly. That’s a useful read on the broader market—not a verdict on every home or neighbourhood.

TORONTO & GTA · SEPTEMBER

The local picture has its own shape.

TRREB reported 5,040 sales (down 9% year over year) and 16,500 new listings (down 14.4%). The average selling price was $1,006,409, down 5.1% year over year; the composite HPI benchmark was down 4.7%.

THE HUMAN READ

Fewer sales and fewer new listings arrived together. Nationally, inventory is close to its long-run average. If you’re making a move, the useful answer starts with your area, home type and timing.

Talk it through with Anna

National figures and GTA board figures measure different geographies and are shown separately. They’re context for a conversation, not a substitute for advice on a specific property.
